Site & parking lot lighting
Parking lot and site lighting repair, underground fault tracing, LED conversion and new pole installation for commercial properties in Richardson and North Dallas.
Dark parking lots generate tenant complaints and safety concerns faster than almost anything else on a commercial property. The calls come in one of three forms: a few heads are out, a whole row is dead, or lights are cycling at the wrong times — and each points somewhere different. Individual failures are usually the fixture or driver; a dead row usually means an underground fault or a failed contactor; wrong-time operation is almost always a photocell or timeclock issue.
We diagnose before quoting replacements, and testing often means working after dark with a lift and traffic control so the property keeps functioning.
Outage diagnosis and underground fault tracing
When a run goes dark we start at the source — contactor, breaker, timeclock, photocell — then the feed itself. Insulation resistance testing on the underground circuit tells us whether conductors are compromised and roughly where, far cheaper than trenching on a guess. Common failures include conductor damage from landscaping, water in pole bases, and splices never made for a wet location.
- Circuit, contactor, timeclock and photocell testing
- Insulation resistance testing to locate faults before excavation
- Pole base, handhole and in-base fuse inspection
- Repair-versus-replace recommendation per segment
Fixtures, poles and controls
Fixture-level work covers heads, LED drivers, photocells, arms and pole hardware; leaning poles, rusted bases and vehicle-impacted poles are structural issues we identify even when the call was about a lamp. Control work often saves the most money — a failed contactor or a drifting timeclock can run a lot at full output all day or leave it dark at dusk, and replacing tired controls with an astronomic timeclock and a properly located photocell fixes complaints no fixture work will.
- Head, driver, lamp and retrofit-assembly replacement
- Photocell, timeclock and lighting contactor work
- Pole, arm and base hardware repair
- Astronomic timeclock and control upgrades
LED conversion and new installations
Converting a lot to LED is a layout question, not just a fixture swap — existing pole spacing and mounting height were designed around the old fixtures' distribution, so we evaluate coverage, uniformity and glare toward adjacent property before selecting heads. New installations include the full package: pole base coordination, excavation, conduit, poles, heads and controls, with sleeving under new paving where the site plan allows it. Access and traffic control are planned around delivery windows and business hours, and testing and aiming happen after dark.
- LED conversion evaluated against existing pole layout
- Coverage, uniformity and glare considerations
- New pole bases, excavation, raceway and conductors
- Traffic control and after-dark testing and aiming
What this typically includes
- Site lighting outage diagnosis and fault location
- Fixture, head, driver and photocell replacement
- Underground conductor and raceway repair
- Contactor, timeclock and control replacement
- LED conversion of existing site fixtures
- New pole base, pole and raceway installation
- After-dark verification and aiming
