A tripping breaker is information, not a diagnosis. We separate overload from short circuit from ground fault by loading the circuit and reading it, then trace back through the branch, feeder and terminations to the actual fault. Thermal signs — discolored lugs, heat-damaged insulation, loose shared neutrals — often tell the story before a meter does. Some faults are downstream in a device, others upstream in the feed; we show you the readings either way.

Retail, office, warehouse and restaurant spaces fail in predictable ways: lighting drivers and ballasts first, then overloaded receptacle circuits, weather-worn exterior devices, and equipment feeds added without checking what the circuit already carried. Older buildings add aluminum branch wiring, unsupported panels and undocumented additions to the mix.

Once the fault is confirmed, corrective work is usually straightforward — repair or replacement of branch circuits, feeders, breakers, panel components, disconnects, devices, lighting and equipment connections with correctly listed parts. Repair versus replacement is a real decision: we will not sell a new panel to fix a loose lug, and we will say plainly when older equipment isn't worth repairing again.

The hard part of an occupied-building repair is usually the outage. We identify exactly what a shutdown affects, agree the window with you and your tenants, stage materials in advance and keep de-energized time short. Access — lifts, ladders, ceiling tile removal — gets planned the same way, and areas are cleaned before we leave.

Every call closes with a written record of what failed, what was done and what was measured, and labeling or panel schedules get corrected while we're already in front of the equipment.
